About
Launched in May 2019, Homes & Villas by Marriott Bonvoy is a curated global vacation rental offering providing travelers, including members of the Marriott Bonvoy™ loyalty program, access to more than 28,000 premium and luxury homes across nearly 250 destinations. The collection is backed by Marriott International, which also encompasses a portfolio of more than 7,600 hotels under 30 leading brands spanning 132 countries and territories.
Minimum requirements to connect
In order to connect the Property Manager’s (PM’s) property to the Homes & Villas by Marriott Bonvoy, the following requirements must be met:

Number of properties: Minimum 20 to connect.
Note: Rentals United does not restrict users with fewer than 20 properties from connecting to Homes & Villas by Marriott Bonvoy. Nonetheless, if you do not meet the 20 properties threshold, bear in mind that you may not be accepted by Homes & Villas by Marriott Bonvoy. -
Property name must be within the range of 8 - 255 characters.

Property type cannot be set to Shared room

Geo-coordinates must be provided

Number of bedrooms: The property needs to have 1 or more bedrooms. Studios are not accepted.

Amenities: At least 5 mapped amenities need to be selected. For a detailed list of mappings, please reach out to the Rentals United representative.

Property description: Property description must not be empty.

Photos: Minimum 7 photos are uploaded; the minimum width is 1024 px and the minimum height is 683 px.
Additionally, Homes & Villas by Marriott Bonvoy contract requires you to have the below services and amenities. These do not need to be set on your properties, though:

Yes, the HVMB curation team will review each home individually and evaluate it against their brand standards. The property managers all receive a copy of our standards during the onboarding process.

Single-unit and multi-unit properties are accepted. Multi-units added from Rentals United currently create separate listings. The channel will show on their website a single listing which can be booked multiple times. Every time the property is booked, the number of available unit is decreased. |

Categorization
This channel is categorised as a Hotel Reservation Site (HRS). An HRS website (Hotel Reservation System) in the vacation rental industry is a booking platform that primarily follows a hotel-style business model. Instead of treating each property as a unique unit, HRS platforms focus on hotel listings with a selection of room-types. This means availability, pricing, and inventory are managed at the room-type level (e.g., “Double Room,” “Family Suite”) rather than by individual apartments or houses.
For property managers, this model allows grouping multiple similar units under one listing, optimising occupancy, and streamlining rate management. For guests, it creates a more standardised booking experience, closer to traditional hotel reservations, with clear categories and easier comparisons.

Rentals United property (e.g. "Property 1") indicates a physical room of a certain type. There can be multiple properties added under the same room type , e.g. "Property 1" and "Property 3" are categorised as "Two-Bedroom Apartment". This set-up is called a multi-unit group.

Rentals United rate refers to a particular pricing plan, which is created based on particular settings in your property (e.g. cancellation policy, meal rate, price). You can see your rates after selecting the Property Settings > Manage.
